The first phase of Clarksville Commons was launched in 2010 and has had a noteworthy positive community presence.

The Commons has become a centerpiece for the community, with retail, restaurants, and office space. The Commons courtyard hosts many events: live music, movie nights, cultural and civic celebrations, and  community farmer markets. As a sustainable mixed-use commercial center, our ecology-minded LEED-certified, award winning systems have set a precedent throughout the region.

Now we are ready to move onto the second phase of the Clarksville Commons development of the 7.75 acres: the approximately 3.5 acres at the rear of the parcel.

From the beginning of our thinking and planning for the Commons, we have always identified a residential component as part of the overall vision. Providing the opportunity for people to reside on the same site as they work and shop or have easy access to other major employment areas in relatively close proximity offers the best of all options to enhance the community.

A community designed with an eye toward young professionals, teachers, first responders, and independent seniors.

With this focus, we have examined available housing stock in this part of the County. There is no dedicated housing that supports these demographics in the Columbia Village of River Hill or Clarksville. This is the type of residential component we need: reasonably priced residences for those who work or shop in River Hill or Clarksville, western Howard County, or Columbia.

Seamless integration. The Commons Phase II building will be contiguous with the existing building on the north side of the site.

We are proposing to construct a 3-story building that will have 72 units situated on the 2nd and 3rd levels. The first/ground level will be devoted to commercial space. Additional parking spaces will be added to accommodate the expansion of the existing building to include the residential and added commercial.

A LEED-certified building with the highest quality finishes.

As we did for the Phase I site for which we received an award from the State of Maryland, our intent is to build a LEED or similarly certified building. The unit mix will be comprised of studios, 1 BR’s, and 2BR’s, 80% of which will be either studios or 1BR’s. We think the quality finishes and this unit mix will appeal to the young professionals, teachers, first responders, and active seniors we hope to attract as tenants.
